Here are the most recent statistics from REALTORS® Association of Edmonton:

  • For All Residential Homes, the average selling price is at $354,000 which makes it down by -6.3% Year-Over-Year and up by 0.9% Month-Over-Month.
  • For Single Family Homes, the average selling price is at $449,000 which is down slightly by -0.5% Year-Over-Year and down by -2.4% compared to December 2022.
  • For Condos, the average selling price is at $170,000 which is down by -10.3% compared to last year and slightly down by -1.8% Month-Over-Month.
  • In Edmonton, we had 1,649 new listings for the month of January, which is significantly higher by 83.8% Month-Over-Month, but only up by 4.0% compared to same time last year.
  • For Inventory, we had 3,837 homes available by the end of January. • In Edmonton, the total properties sold last month were 704 which is up by 1.0% compared to December, but Year-over-Year, it’s -26.2% lower.
  • The Average Days on Market for Single Family is 64 days, for Apartment Condos it’s around 81 days and for all residential, it’s averaging at 65 days.
